Services

Building systems, not household ducting

A commercial system is a set of assets with a service history, occupied hours and a compliance obligation attached. That is a different job to a house, and it is the only kind we take.

Four industrial air conditioning units in a row

AHU & plant room hygiene

Air handling units, coils, drain pans and the plant room itself. Where a building's air quality problems usually begin and rarely get looked at.

Supply & return duct cleaning

Full system cleaning staged across occupied hours, so floors come back online on the schedule you set rather than the one that suits us.

Kitchen exhaust & canopy

Grease-laden ductwork in commercial kitchens, cleaned and documented to the interval your insurer and your local requirements expect.

Hygiene & condition reporting

Written reports per asset with photographs, condition ratings and a recommended interval, formatted to go straight into a compliance file.

Scheduled programmes

An agreed cycle across every asset in the building, with reminders, so nothing quietly lapses between facility managers.

Fit-out & handover cleaning

After construction and before occupancy, when a building's ductwork is full of the trades that just left it.

How it works

Four steps, and each one leaves a record

Week 0Scope

Asset register first

We list every AHU, riser and run before quoting. A price per floor means nothing without knowing what is on it.

Week 1Baseline

Condition survey

Each asset photographed and rated. This becomes the benchmark everything afterwards is measured against.

AgreedProgramme

Staged around occupancy

Scheduled outside occupied hours by floor or zone, agreed with the facility manager, not imposed.

OngoingReport

Per asset, per visit

Condition, work done, recommendation and next due date. Written to be filed and read by someone who was not on site.

Before you book anyone

Four questions a facility manager should ask.

Commercial hygiene contracts are bought on price and judged on documentation. These questions surface the difference early.

  • Ask for a sample report before signingThe report is the deliverable you will actually live with. Ask to see a real one, redacted, and check it would survive being read by an auditor.
  • Ask whether pricing is per asset or per floorPer floor hides how much is actually being touched. An asset register makes the scope arguable in your favour rather than theirs.
  • Ask who is on site and what they holdAfter-hours commercial work is commonly subcontracted. Ask who attends, who they work for, and what inductions they carry.
  • Ask how intervals are setInterval should come from condition and usage, not from a standard annual contract. A kitchen canopy and a fifth-floor office run are not on the same cycle.

Questions we get on the phone

Straight answers

Do you take residential work?

No. Commercial systems, occupied-hours scheduling and compliance documentation are a different operation, and a house would be poorly served by ours. For a home, use a residential duct cleaning service.

Can you work outside occupied hours?

That is the default rather than an option. Most of our programmes run overnight or at weekends, staged by floor so tenants come back to a working building.

What does the reporting actually look like?

One record per asset: photographs before and after, a condition rating, work performed, parts used, recommendation and next due date. Formatted so it can be filed as-is rather than rewritten by your team.

How is the interval decided?

From condition and usage, established at the baseline survey. A kitchen exhaust is on a far shorter cycle than an office supply run, and pricing everything annually suits the contractor rather than the building.

Do you handle kitchen exhaust cleaning?

Yes, including the documentation insurers and local requirements expect. Grease-laden ductwork is on its own interval and is reported separately from general hygiene work.

Can you take over an existing contract?

Regularly. The first step is a baseline condition survey so you know what you have inherited, which is often rather different to what the previous reports suggested.

Air quality is a document as much as a job.
